Shingles are only as good as what's under them. We install synthetic or felt underlayment across the full deck, self-adhered ice-and-water membrane isn't usually needed in Southern California's climate the way it is in snow country, but valleys and eave edges still get extra protection. Starter strip, proper nailing pattern (not staples, not overdriven nails), and correctly lapped flashing at every valley, wall and penetration are what separate a shingle roof that lasts from one that doesn't.

Ventilation matters more than people think. A hot, poorly ventilated attic bakes shingles from underneath, and we see premature granule loss and curling on homes where the attic never got enough intake and exhaust venting. We address ventilation as part of any shingle install or replacement, not as an afterthought.

In Southern California heat, architectural shingles generally run 20 to 25 years of real service life, sometimes less on unshaded south- and west-facing slopes that take the brunt of UV exposure day after day. Granule loss is the most common visible sign of aging - once enough granules wash off, the asphalt underneath is exposed directly to UV and degrades faster.

Curling, cracking and blistering usually trace back to heat and poor attic ventilation rather than the shingle itself being defective. Wind can also lift shingles that weren't nailed correctly or that have lost adhesive strength from age, especially during Santa Ana events.

Lighter-colored, cool-roof-rated shingles reflect more solar heat than dark colors, which makes a real difference on inland homes that bake all summer. California's energy code has pushed cool-roof requirements on certain reroofing projects, and we walk homeowners through which products qualify and how much of a difference it realistically makes on their specific roof and orientation.

Cost depends on shingle tier (three-tab versus architectural versus designer), roof pitch and square footage, number of layers being torn off, deck condition, and complexity of valleys, dormers and penetrations. A simple single-story ranch prices very differently than a steep, cut-up two-story roof with multiple valleys and skylights.

We inspect the deck during tear-off since plywood or board sheathing damage isn't always visible until the old shingles come off, and that's a common source of change orders across the industry when it isn't caught and communicated upfront.
