When roof replacement makes sense
Replacement usually comes up after a stretch of small fixes: leaks getting more frequent, tile cracking easier, shingles no longer holding, or underlayment that's worn out even when the surface still looks alright.
We see this a lot on homes built in the 80s and 90s across Spring Valley, La Mesa, El Cajon and Mission Valley. At that point, continuing to patch usually costs more over time than doing the replacement once and being done with it.
