Salt air is the real threat, not the tile
Clay tile handles San Clemente's sun just fine. What it doesn't protect is the flashing, nails and vent stacks underneath, and salt air off the Pacific corrodes those components fast on anything within roughly a mile of the bluffs. We've opened up roofs that look flawless from the street and found flashing that's already failing.
Most calls we get in San Clemente start the same way: a stain on the ceiling, a few loose pieces after a windy week, or a repair from years back that finally gave out. We walk the roof, photograph what we find and show you the pictures before we quote anything, so you can see the actual condition instead of taking our word for it.
